Property alteration guidelines from the board of Sandycombe Properties Ltd 18.11.2022

Your property lies in a conservation area and The South Downs National Park.  Any alterations to your property or erection of outbuildings will need planning approval.  In addition,  you may have trees with a preservation order on them. These too will need Council planning before works are carried out.   

The original development of the Estate was closely followed by the Friends of Lewes who campaigned hard to ensure the highest quality appearance for the Estate bearing in mind the site is within the Lewes conservation area.  This almost certainly led to the covenants requiring property owners to consult Sandycombe on alterations being included in the deeds of every property.    The other reason is that Sandycombe used to have responsibility for the drains but these have now been passed over to Southern Water.  It is no longer necessary for Sandycombe to arrange any survey.

The covenants in all our property deeds are still there, of course, but Sandycombe has taken the decision to give a letter of permission for any development that has received the correct planning permission.  This letter may be required when your house is sold for legal reasons.
