Service Charge:
The service charge is issued twice yearly for payment on the first of April and the first of October.
Arrears:
This paragraph should not be of concern to the vast majority of the shareholders or fringe property owners. On this estate we are very lucky in that most people pay their service charge within the first month, but unfortunately there are just one or two who do not pay promptly. Accordingly we need a published system for dealing with such arrears. This process can be summarised as:
Monthly reminders for Service Charges in arrears will be sent out. On the 3rd and subsequent arrears notices a fee of £25 will be added to the overdue amount for each arrears notice. If the amount is still outstanding after 6 months Sandycombe will begin proceedings in the courts to recover the outstanding monies, arrears charges, together with the costs of taking legal action.
